Access Statement


Beechwood House is situated on the edge of the Market Town of Market Rasen, known primarily for its National Hunt Race Course. The house is approximately 200 years old and sits back from the road in half of an acre of gardens, and with ample off road parking. We have 5 bedrooms.


  • We are located on the main A631 through Market Rasen at the eastern edge of the town.
  • The town centre is a 5 minute walk, with shops,banks, pubs and restaurants.
  • The nearest bus stop is in the town, with buses, hourly through the day to Cleethorpes and Lincoln.
  • The railway station is a 5 minute walk, with trains to Cleethorpes, Lincoln and onwards. We can collect guests from the railway station given advance details.
  • There are several local taxi companies, we can provide their phone numbers.
  • Our brochure, breakfast menu and sample dinner menu can be provided in large print if required.

    Arrival & Car Parking Facilities

  • Please advise us of your anticipated arrival time so that we can be sure to be here to welcome you.
  • Parking is off the road, on a level gravelled drive in front of the main door.
  • We can offer secure locked storage for bicycles and motor bikes.
  • We offer assistance with luggage.

    Main Entrance & Reception

  • There is a covered porch area leading to the front door.
  • There is a hand rail on the left hand wall.
  • The front door is always locked, and there is a bell push on the left hand side of the door.
  • There is one step - 5" - into the house, from here is it on a flat level and fully carpeted.
  • There is seating in the hall.
  • On arrival guest will be asked to complete the registration details, and then given a key to their room and the front door, shown to their room, facilities shown and explained.

    Public Areas - General (Internal) ~

  • The hallway leads straight to the stairs, passing through a set of fire doors, open during the day but closed at night.
  • At the bottom of the stairs on the right is the Dining Room.

    Dining Room

  • Breakfast and evening meals are served in the Dining room.
  • The tables are polished wood and seat either 2 or 4 persons.
  • Menus are provided in large print, and we have a dedicated vegetarian menu, however all dietary requests can be catered for.
  • We are licensed for the sale of alcohol.
  • Dogs are welcome in the house, by prior arrangement, however only assistance dogs may come into the Dining Room.


  • There is central heating throughout the house. The temperature of each guest bedroom is controlled by thermostatic controls on the radiators.
  • All windows are double glazed and can be opened.
  • The beds are made with duvets, however sheets and blankets can be provided.
  • Each bedroom has a hospitality tray with tea, coffee, hot chocolate and milk.
  • In each room there is a clock radio with alarm and a television with remote control, with free view.
  • There is a wardrobe, chest of drawers, bedside cabinet with bedside light and an easy chair in each room.
  • We can provide a hair dryer, torch, sewing materials and toiletries.
  • There is a folder in each bedroom which contains further information about our facilities, emergency contacts and local information.
  • All our bedrooms are named after local places of interest.
  • 'Aston' is at the top of the stairs on the left, with windows on the front and the side of the house.
  • This is a twin bedded room, with two 3' single beds.
  • This room has an en -suite shower, basin and toilet.
  • 'Tealby' is at the end of the landing, with windows facing to the front and side of the house.
  • It is a twin bedded room, with two 3' single beds. It can be a king size.
  • This room has an en-suite shower, basin and toilet.
  • 'Rasen', this is a double bedded room, with a 4'6" bed with windows to the front of the house.
  • This room shares a bathroom with 'Legsby'
  • 'Legsby' is a twin bedded room on the side of the house.
  • This room shares the bathroom with 'Rasen'
  • There are 18 treads to the staircase from ground to first floor level.

    Bathroom, Shower-room & WC [Shared]

  • The shared bathroom is at the end of the landing.
  • There is a toilet, basin and bath with shower over it.

    Grounds and Gardens

  • We have a large garden with lawns and flower beds, guests are welcome to enjoy our garden at all times.
  • Access to the garden is via the front door.
  • We have a covered veranda along the front of the house with chairs and tables for the use of guests.

    Additional Information

  • We have a fire certificate and firm alarm system. In the event of a fire the alarm will ring, please evacuate the building. In each room has a fire plan.
  • Emergency lighting will be illuminated in the event of power failure.
  • There are fire extinguishers in the house.
  • Please advise us if you have a hearing impairment.
  • We do not permit smoking in the house, but you may smoke in the garden or under the veranda.
  • We are happy to cater for special diets or any particular likes or dislikes, please advises us of these before you arrive.
  • We are happy to refrigerate any medication or perishables.
  • Mobile phone reception is generally good.
  • We have a wireless router installed in the house and if you wish to use the internet please ask for the password card, there is no charge for this service.
  • John, the owner, has attended Welcome All and Welcome Host courses.
  • We are accredited with a 5 star food hygiene rating, February 2008.
